1. Introduction

These Terms and Conditions apply to your use of the Ondra website at ondraaa and to all service agreements entered into with Ondra. By accessing this website or engaging our services, you confirm that you have read and accept these terms.

2. Services Offered

Ondra provides professional interior design services to residential and commercial clients in Malaysia. Our current service offerings are:

• Preliminary Design Review — a site visit, written evaluation, and design direction assessment (MYR 500).
• Comprehensive Design Service — full spatial planning, material specification, 3D visualisation, and contractor documentation (MYR 3,500).
• Execution Partnership — renovation oversight, supplier coordination, procurement support, and final styling (MYR 1,900).

Service descriptions and pricing are subject to change. The scope and fees applicable to your project will be confirmed in writing before any work commences.

3. Engagement and Payment

A service engagement begins only upon written agreement between the client and Ondra, and receipt of the agreed deposit or full payment as specified in your service proposal.

Unless otherwise agreed in writing:

• A deposit is required before any site visit or work begins.
• Payment terms are as stated in the individual service proposal or invoice.
• All fees are in Malaysian Ringgit (MYR) and are inclusive of applicable taxes where stated.
• Late payments may result in paused delivery until the outstanding balance is settled.

4. Client Responsibilities

To allow Ondra to deliver its services effectively, clients are asked to:

• Provide accurate information about the space, budget, and any structural or building requirements.
• Make themselves available at agreed times for consultations, site visits, and feedback sessions.
• Review and respond to design proposals within the timelines specified in the project schedule.
• Inform Ondra promptly of any changes in project requirements, budget constraints, or third-party approvals required.

Delays caused by the client may affect the project timeline. Ondra will communicate any resulting schedule adjustments in writing.

5. Design Ownership and Intellectual Property

All design concepts, drawings, visualisations, mood boards, and documents prepared by Ondra remain the intellectual property of Ondra until full payment has been received, unless otherwise agreed in writing.

Upon full settlement, the client receives a licence to use the delivered design materials for the specific project for which they were created. Ondra retains the right to use photographs and descriptions of completed projects for portfolio and promotional purposes, unless the client has expressly requested otherwise in writing.

6. Revisions and Scope Changes

The Comprehensive Design Service includes two rounds of design feedback and revisions. Additional rounds of revision beyond this, or changes to project scope after design approval, may be subject to additional fees.

Any scope change — including additions to the space, change of brief, or significant alterations to approved designs — will be discussed transparently and agreed in writing before additional work proceeds.

7. Third-Party Contractors and Suppliers

Where Ondra coordinates with contractors, suppliers, or tradespeople as part of the Execution Partnership service, Ondra acts as a coordinating intermediary. We select suppliers with care and oversee their work, but we are not the contracting party for their services and do not assume liability for defects or delays caused by third parties.

Clients should ensure they have reviewed and agreed to the terms of any third-party agreements before signing or making payments directly to suppliers.

8. Cancellation and Refunds

If a client wishes to cancel an engagement:

• Cancellations made before any work has commenced may be eligible for a full deposit refund, at Ondra's discretion.
• Cancellations after work has begun will be assessed based on the proportion of work completed. Any refundable balance will be calculated fairly and communicated in writing.
• Ondra reserves the right to cancel an engagement if the working relationship becomes untenable, and will refund fees proportionate to work not yet performed.

9. Limitation of Liability

Ondra exercises reasonable professional care in all work it performs. However, to the extent permitted by Malaysian law, Ondra's liability for any claim arising from a service engagement is limited to the total fees paid by the client for the specific service to which the claim relates.

Ondra is not liable for indirect, consequential, or incidental losses, including loss of anticipated savings or business disruption, howsoever arising.

10. Website Use

The content on this website is provided for general information purposes. While we take care to keep information accurate and up to date, we make no representations about the completeness or suitability of any content for a particular purpose.

You may not reproduce, redistribute, or use content from this website for commercial purposes without written permission from Ondra.

11. Governing Law

These Terms and Conditions are governed by the laws of Malaysia. Any disputes arising in connection with these terms or with Ondra's services shall be subject to the exclusive jurisdiction of the courts of Malaysia.

12. Changes to These Terms

We may update these Terms and Conditions at any time. The current version will be available on this page with the date of last revision. Continued use of our website or services after any update constitutes acceptance of the revised terms.
