The Challenge
A poorly planned apartment in Mont Kiara with disconnected zones
A 1,200 sq ft apartment with rooms that did not communicate with each other — a cramped kitchen disconnected from the living area, a bedroom that felt oversized and underused, and natural light blocked by internal walls that served no structural purpose.
The Approach
Spatial reconfiguration and material continuity
Removed a non-structural partition to open the kitchen to the living area. Introduced a consistent flooring material to visually unify the main zones. Redesigned the bedroom to include a dressing area without expanding the footprint. Lighting plan coordinated with natural light entry points.
The Result
Spacious, cohesive, and practical
The apartment now reads as a single, connected space rather than a collection of separate rooms. Client reported the kitchen had become the social centre of the home — something they had not anticipated. Construction completed in eight weeks.

The Challenge
A Damansara Heights villa renovation with multiple contractors and unclear accountability
A substantial villa renovation where the client had already appointed three separate contractors before engaging Ondra. Each contractor had a different understanding of the design intent, and overlapping work areas were creating coordination failures.
The Approach
Design documentation and coordination from mid-project
Produced a coordinated drawing set that resolved the conflicting information each contractor was working from. Established a site communication protocol and led fortnightly inspections. Resolved material substitutions where original specifications were unavailable.
The Result
Project completed on revised timeline with no further coordination issues
The villa was completed within four weeks of Ondra's involvement beginning in earnest. No further coordination disputes arose. The styling session at handover took two days across two floors and a garden space.

A 400 sq ft retail studio for a local accessories brand. The brief was to create a space that felt considered and intentional without a significant fit-out budget. The client had strong opinions about what they did not want but no clear picture of what they did.
The Approach
Preliminary Review to establish direction before any commitment
Began with the Preliminary Design Review to develop a clear material and spatial direction. This gave the client a foundation to evaluate before moving into full design. The Review identified a simple material palette — raw plaster, warm timber, brushed metal — that shaped every subsequent decision.
The Result
A coherent retail environment completed for under the original budget
By establishing the direction clearly at the Review stage, all subsequent procurement decisions were faster and more confident. The studio opened on time and within budget. The client has since referred two further projects.
